Average Days on Market (DOM): 87
This is UP 1 day from May.
High DOM: N/W at 128 Days.
Low DOM: CEN at 53 Days.

Comment: The closest thing to the “average” was FAL – Falcon at 89 days. This is a HUGE change, seeing as the last quarter of 2006 FAL was at over a year.

Average Sale Price (SP): $286,581
This is up from $282,801 in May.
High Sales Price: TRI at $652,076
Low Sales Price: S/E at $124,521

Comment: TRI (Tri-Lakes) covers the areas of Monument, Woodmoor and Palmer Lake.

List Price to Sale Price Ratio (LP/SP): 98.17%
High LP/SP: EAS at 100.66%
Low LP/SP: BLA at 96.39%

Comment: Manitou Springs did not have any sales data for the month of June 2007.

In June 2007:

  • 1,085 homes went on the market
  • 414 homes went under contract
  • 245 homes sold
