‘Springs Neighborhood Report ~ Colorado Centre & Morning Sun

Located pretty much in the middle of nowhere, are a couple neighborhoods: Colorado Centre and Morning Sun. They ARE a bit “out there” – but are still a straight shot to Fountain, Powers Corridor, Peterson Air Force Base and Schriever Air Field is a neighborhood that was built throughout the late 80's and 90's.
How do you GET to Colorado Centre and Morning Sun? From the southern end of Powers – right before it hits the city of Fountain, just head east on Bradley Road and pass Marksheffel Road. Head North on Horizon View and you will be in the neighborhoods of Colorado Centre and Morning Sun.
Colorado Centre and Morning Sun are …

  • About 5 minutes South of Peterson Air Force Base.
  • Just West of Schriever Air Force Base
  • 10-15 minutes southeast of the Powers shopping and entertainment corridor
  • About 10 minutes southeast from Colorado Springs Municipal Airport
  • 20-25 minutes east of I-25
  • About 10-15 minutes Northeast of the city of Fountain
  • 5 minutes North of Appletree Golf Course
  • 15-20 minutes east of Fort Carson Army Base

North: Highway 94
South: Bradley Road
East: the Jimmy Camp Creek
West: Marksheffel Road

Colorado Centre is the southern of the 2 neighborhoods. The homes here were built in 1985 – 1986, and then more were built from 1997- 2000.
Morning Sun is the northern of the 2 neighborhoods, and homes here were built from 1993-1995.

You will find plenty of two-story, 3bed 3bath 2car homes here. There are a few ranch-style homes and a couple bi-level (split-entry) and tri-level homes in the older parts of these neighborhoods. There are only single family detached homes – no town homes, condos or apartment buildings.
Homes range in square feet from about 1,200 total s.f. all the way up to about 2,800 total s.f. and most homes have a basement (some finished – some not).
There is a nice playground and park between the 2 neighborhoods, as well as plenty of open space. There is not an active HOA, so the covenants are quite relaxed.

Children who live in Colorado Centre and Morning Sun go to Widefield District 3 schools:

The average price of homes that have sold (since January 2007) is $186,691. (Prices range from the upper $150k’s to just under $220k.) This neighborhood has a bit of a slower appreciation rate than other areas of Fountain and Colorado Springs.

The average Days on Market (DOM) is about 130 days – about a month longer than Colorado Springs' average DOM of 93 days.

The fact that Colorado Centre and Morning Sun are kind of "in the middle of nowhere" (compared to other neighborhoods in and around Colorado Springs) probably plays a large part in the higher DOM and slower appreciation.

However, this could be an ideal location for someone who wants a quick commute to Peterson AFB, Schriever Air Field, northern Fountain, or the local airport (heavy commuter). Or, this would be a great choice for someone who loves a “neighborhood” feel – but still wants to be "away" from it all. 

Just make sure that you allow yourself enough time when it comes time to sell.

However, with the majestic Rocky Mountains to the west – Colorado Springs tends to grow predominantly eastward – meaning that Colorado Centre and Morning Sun won't be "in the middle of nowhere" for too much longer.
